Setting and flagging missing corners

We use pin finders and metal detectors to locate buried corner monuments. Where the originals are gone, we set and stamp new corners, then flag them.

We use stamped iron rods and aluminum caps carrying the surveyor’s license number. Flagging makes the new corners visible on the property.

Medford’s Canton and Charlton soils tend to be rocky and occur on slopes, which can make site work more challenging.

The sealed boundary plat

We draft the boundary plat and have it sealed under the licensed surveyor. Ask for this deliverable by name when discussing your survey, rather than requesting a general property drawing.

Boundary survey pricing and planning

Our boundary surveys on acreage or a metes-and-bounds parcel cost $1,200 to $4,000. That range applies to those parcel types, not automatically to every residential lot. Contact us for pricing on your property.

When discussing the site, let us know about low-lying areas or flooding. Southern Medford, especially near the Mystic and Malden Rivers, has flood-prone areas, and heavy-rain flooding also occurs elsewhere in the city. We also account for warm, humid summers when planning outdoor work.

FAQs

What's the difference between a boundary survey and an ALTA survey?

A boundary survey locates and marks your property lines. An ALTA/NSPS survey is a detailed standard used for commercial real-estate deals, it adds easements, improvements, and specific 'Table A' items that lenders and title insurers require. An ALTA is more thorough and costs more because it shows far more detail.

My neighbor and I disagree about the property line. Can a survey settle it?

A survey establishes where the line legally sits based on the deeds and the monuments of record, and the sealed plat is the professional opinion a court relies on. It won't force your neighbor to agree, but it replaces guesswork with a defensible, licensed determination, which is usually what resolves the dispute or supports it if it goes further.

What is construction staking?

It's marking the site so the contractor builds in the right place, offset stakes for the foundation, grade stakes for elevations, and layout for utilities, all set from the engineered plans. It's done in stages as the job progresses, which is why it's usually quoted per visit rather than as one flat fee.

Will a survey show easements and things crossing my property?

A boundary survey with improvements locates visible features and the easements shown in the record, utility lines, drainage, access, and any structures near the lines. A full ALTA goes further. If a recorded easement doesn't show on your deed, the title research is where it turns up, which is one reason the record work matters.

Do I really need a licensed surveyor, or can I just use the plat?

In every state, only a licensed Professional Land Surveyor can locate and certify a boundary. A recorded plat shows the intended dimensions, but it doesn't tell you where the corners actually sit on the ground, that takes field measurement tied to the monuments of record. A signed, sealed survey is what a lender, title company, or court will accept.

How long does a boundary survey take?

Most residential lots take a few hours in the field once the research is done, but the whole job usually runs one to three weeks start to finish, record research, scheduling the field crew, computing the boundary, and drafting the sealed plat all take time. Acreage and parcels with conflicting deeds take longer.

More Questions We Hear

Do you set physical markers I can actually see?

Yes. Where corners are missing we set stamped iron rods or caps carrying the surveyor's license number, and we flag them so you can find them. The markers are part of the record, moving or destroying them is both a practical problem and, in most states, against the law.

Can't a GPS app on my phone show me my property lines?

No. A phone's GPS is accurate to several feet at best and isn't tied to your deed or the corner monuments, so the lines those apps draw are approximate and carry no legal weight. Survey-grade GNSS fixes a point to the centimeter against a reference network, a different instrument for a different job.

What do you need from me before you start?

The property address and, if you have them, a copy of your deed, any prior survey, and your title commitment. Access to walk the property helps, and if there's a specific reason for the survey, a fence, a sale, a building permit, telling us up front lets us scope it right the first time.

Why is my survey more expensive than my neighbor's?

Price tracks the work, not the lot size alone. A clean platted lot with good corners is quick; a parcel with missing monuments, conflicting deeds, heavy tree cover, or a metes-and-bounds description takes far more research and field time. We quote after we see the deed and the record, so the number is real.

Do I need a new survey to build a fence or an addition?

Usually yes, and often the permit requires it. Building to an assumed line is how encroachment problems start, a fence a foot over the line can cloud a future sale. A current boundary survey shows exactly where you can build and keeps the improvement on your own ground.
